Foreigners’ Right to Property in Northern Cyprus (TRNC)

From 2025, foreigners in Northern Cyprus can register up to three properties in their name, but only if they obtain approval from the TRNC Council of Ministers. Without this, the title (ownership right) cannot be transferred to the buyer.

Limits on the Number of Properties

According to the 2025 regulations, a foreigner can register in their name:

  • up to three apartments (not necessarily in the same project);
  • one villa;
  • two townhouses;
  • one plot of land up to 1 donum (≈ 1,338 m²).

Each property requires separate Council of Ministers’ approval.

Yes, submitting an application to the TRNC Council of Ministers is mandatory. Without its approval, the ownership cannot be transferred to the buyer. The property limit does not apply to TRNC citizens.

  • Divided titles are allowed for purchase;
  • Undivided titles are prohibited for foreigners;
