Difference between a Title Deed and a Koçan
There is no difference — these are just different terms. "Title Deed" comes from English, and "Koçan" comes from Turkish Taşınmaz Mal Koçanı. Essentially, it is a legal document for real estate issued by the Land Registry of Northern Cyprus.
Types of Title Deeds in Northern Cyprus
Several types of title deeds exist in Northern Cyprus, differing by the basis on which the document was issued. The exact type is usually verified at the Land Registry.
- Türk Koçanı — Turkish title (issued to Turkish Cypriots who owned property in the north before 1974).
- Eşdeğer Koçanı — Exchange title (issued to Turkish Cypriots who owned property in the south before relocation).
- Tahsis Koçanı — Allocated or distributed title (issued to Turkish Cypriots without southern property and to Turkish citizens).
- Mücahit Koçanı — Title for participants in the 1974 military operations.
- İngiliz Koçanı — English title (for properties owned by British citizens before 1974).
