What to do if the title is not divided or the instalment plan has not yet been paid off in Northern Cyprus
If you already have authorization from the Council of Ministers to purchase property in Northern Cyprus, but the title has not yet been split or the property is still under an installment plan, the usual procedure is as follows: within 60 working days from the date of receiving the authorization, you and the seller pay the title transfer taxes and wait until the installment is fully paid off or the titles are split. Regarding taxes: if 6.5% was already paid during contract registration, an additional 3% is due; if only 0.5% was paid, a 9% payment applies.

If you have authorization from the Council of Ministers to purchase property in Northern Cyprus, but the title is not split or the installment plan is not fully paid, you usually need to pay the title transfer taxes and wait until:
- the installment is fully paid, or
- the titles are split (the property receives a separate title).
How to proceed
- Check with the seller/developer the status: whether the title is split and whether the installment plan is completed.
- After receiving authorization from the Council of Ministers, coordinate with the seller to prepare for the payment of title transfer taxes.
- Pay the taxes within 60 working days from the date of receiving the authorization.
- Wait for the title to be split or the installment fully paid, then continue the procedure to transfer the title into your name.

- if 6% was paid at contract registration, an additional 3% is required;
