Half a million a year for housing: Limassol’s rental market shows staggering price range

The rental housing market in Limassol demonstrates an enormous price range — from around €450 to €45,000 per month, according to real estate experts.

At the lower end are studios and small one- to two-bedroom apartments. Their rental cost usually varies between €450 and €900 per month. Such offers are rare and are quickly taken, as demand is very high.

On the opposite side of the market lies premium-class housing. One of the most expensive properties is a two-story penthouse of 480 square meters with panoramic sea views. It occupies the 11th and 12th floors of a luxury tower, includes four bedrooms with en-suite bathrooms, a separate office, and three underground parking spaces. The rental price of this property is about €45,000 per month.

In the luxury segment, there are also apartments for around €25,000 per month, while properties exceeding €5,000 in rent number about 213 listings in Limassol alone. By comparison: in Nicosia there are only three such options, and in Larnaca, Paphos, and the Famagusta region, housing of this level is almost absent.

Thus, Limassol shows a clear polarization of the rental market: from affordable studios at €450 per month to exclusive apartments costing tens of thousands. For some, paying half a million euros a year in rent is not an issue, while for others even the minimum rate is a serious challenge to the family budget.
