Construction prices in Cyprus in 2025: how much does a square meter of housing, hotels, and clinics cost

In 2025, real estate construction in Cyprus continues to become more expensive, especially in the hotel, medical facility, and tourist apartment segments. According to data from the Cyprus Statistical Service published in August, construction costs per square meter vary depending on the type of facility.

The highest expenses are observed in hotel construction — around €2202 per square meter. This is followed by medical facilities and clinics (€1988/m²) and tourist apartments (€1775/m²). Restaurants cost on average €1651/m², educational institutions — €1306/m². For residential houses, this figure is €1214/m², and for apartments — €1075/m². For industrial buildings, warehouses, and agricultural constructions, costs are significantly lower: €727/m², €781/m², and €213/m² respectively.

However, it should be noted that these figures are averages and may not reflect the actual construction cost, which depends on many factors: quality of materials, level of finishing, location, and other specifics. Moreover, the statistics cover only completed projects, not those currently under construction.

Construction industry professionals claim that the actual cost of building residential properties in 2025 ranges from €1700 to €2500 per square meter, excluding the cost of land. This is supported by data obtained from various sources, including reports from the Cyprus Statistical Service and other studies.

Therefore, when planning real estate construction in Cyprus, it is important to consider not only official statistical data but also real market conditions, which may differ significantly.
