Rent is becoming unaffordable: housing in Cyprus is eating into young families’ incomes

Rents in Cyprus continue to rise, placing increasing pressure on family budgets and making independent living difficult for young people. According to the latest real estate market assessment, in some areas of the country rent is already comparable to wages, and at times even exceeds them.

The problem is felt especially acutely in major cities and popular coastal areas. The highest prices have been recorded in Limassol, where renting a three-bedroom house can reach 2250–2300 euros per month. In the areas of Agios Tychonas, Germasogeia and Parekklisia, the cost of similar housing also reaches 2300 euros. Even renting a two-bedroom apartment in these areas often exceeds 1500 euros.

In Nicosia, the situation remains more stable, but prices here are also continuing to rise. In the city center, rent for a three-bedroom apartment averages around 1075 euros per month, while houses cost up to 1300 euros. More affordable options can be found in the Anthoupolis area, where apartment rents remain noticeably below the citywide average.

In Larnaca, prices are also rising. In the city itself, rent for a three-bedroom apartment reaches 1150 euros, while houses cost 1375 euros. In Paphos, housing remains relatively affordable compared with other regions, especially in areas such as Peyia and Geroskipou.

The lowest rental rates continue to be recorded in the free area of the Famagusta region. In Paralimni and Ayia Napa, three-bedroom apartments can be rented for 725–750 euros per month, which is significantly lower than in other cities.

Experts note that despite various state housing programmes, housing supply is still not keeping up with demand. As a result, many young couples are forced to postpone moving into their own homes and remain with their parents for longer.

Rising rents remain one of Cyprus’s most acute social problems, requiring long-term solutions and an increase in the supply of affordable housing on the market.
