Limassol and Paphos lead Cyprus luxury real estate market
Ask Wire has published data on the 50 most expensive real estate transactions in the Cyprus market for the first quarter of 2026. The total value of the largest sales from January to March amounted to 197.7 million euros.
According to the study, the ten most expensive transactions were valued at 83.9 million euros. The largest sale was a plot of land with a building in the Monasteri area of Limassol, worth 19.7 million euros.
Limassol became the leader in the number of high-value transactions, accounting for 29 out of the 50 largest sales for a total of 107.2 million euros. Paphos took second place with 17 transactions totaling 71.8 million euros.
At the same time, Paphos stood out for its variety of properties: in addition to land plots, the most expensive deals included luxury residential homes, such as a villa in Peyia worth 6.3 million euros and a house in the Agios Theodoros area for 5.8 million euros.
In other regions, the figures were significantly lower. Larnaca was represented by one transaction for 9 million euros, Nicosia by two sales totaling 7.5 million euros, and Famagusta by one transaction worth 2.2 million euros.
Ask Wire CEO Pavlos Loizou noted that the land market is showing particularly high activity. According to him, six of the quarter's ten largest deals involved fields and land plots, which may indicate the market is preparing for a new development cycle.
Experts also believe that the further development of the real estate market in Cyprus will depend on the geopolitical situation and investment activity in the region.
